Description of Property:
Very near Hwy 20 at the Parks Bar Bridge and a UC Davis agricultural field station. The property is zoned AR15 and consists of 30 total acres from 300' to 840' elevation, sloping down to the west with great southern exposure and incredible views. It is oak grassland with blue oaks, gray pines and little brush. Our house is at 600' elevation. The lower part of the property is the most level and could accommodate cows, horses, sheep, goats, or llamas, or be used to grow grains. 650' of deer fencing surrounds orchard and raised bed area just below the house. The orchard consists of 16 fruit trees of different types, including citrus. The large house pad area has plenty of room for chickens and smaller animals. The soil is rocky clay.
Additional Notes:
My wife and I have found that we are able to do very little by ourselves to develop the property's great agricultural potential. We would love to partner with someone who would wish to care for the fruit trees, plant the raised beds, and use other parts of the property for farming or livestock.
We are very supportive of Permaculture principles, organic and sustainable farming.
This land could produce a LOT of food!

Description of Property:
The property is both flat and sloped. It faces NE. In the afternoons there is shade from the hill in the west. The garden area has been worked for decades, and the orchard is old. There are herb gardens in place. The soil surrounding the house is fertile, and easy to farm. There is an old farm wagon from the 1800's that would be great for...and, there is an old wind mill from North Dakota in the mint field. The soil up on the hill is is typical Nevada County clay, but has been used for grains in the past. NID (open ditch) runs the length of the property.

This land is the last undeveloped parcel on the corner of Wolf Road and Hwy 49. Everyone who is traveling from Auburn to Grass Valley drives by. It is a community landmark.
